Peachtree Group Provides $34.5 Million Loan for Acquisition and Renovation of 312-unit Multifamily Property in Florida

ATLANTA (Feb. 2, 2024) – Peachtree Group announced the company originated a $34.5 million loan for the acquisition and renovation of a 312-unit multifamily property in Gainesville, Fla., on behalf of Coastline Management Groups (Coastline), a Hollywood, Fla. based service-oriented real estate management company. The property, Pavilion on 62nd, is a 25-building, 312-unit multifamily used previously for student housing.

The Peachtree Group team originated the floating-rate bridge loan over a three-year term, representing 61% of the stabilized appraised value.

The multifamily property contains 31.74 acres and features two-, three- and four-bedroom units with onsite property management, two clubhouses, two swimming pools, workstation cubicles, a game room, a media room, rentable event room, a gym, indoor racquetball and half-court basketball, sand volleyball court, dog park and package receiving center.

Coastline will use approximately $5.0 million of the bridge loan proceeds to renovate unit interiors, convert four-bedroom units to three-bedroom units, expand the onsite amenities and complete deferred maintenance on exterior and common areas.

The hotel transaction market has stalled due to high borrowing costs and challenges for small banks, but Peachtree Group has capitalized on opportunities, investing over $1 billion in real estate, including acquiring five hotels and funding three new development projects.

The transaction market in the hotel industry has hit a stalemate over the past couple of years, with high borrowing costs sinking property values and regional and small banks struggling to originate debt. There is still opportunities to be had in this environment, though.  Peachtree Group has deployed more than $1 billion in commercial real estate investments year to date, including $526 million to acquiring five hotels and three new development hotel projects.

‍Stonehill Ranked Among the Largest Hotel CRE Lenders in U.S.

Stonehill, a commercial real estate direct lender, ranked as the 8th largest U.S. commercial real estate hotel lender by the Mortgage Bankers Association ("MBA") 2022 loan origination rankings, a two-spot increase from the 2021 rankings.

In 2022, Stonehill deployed $1.2 billion in real estate investment, with $813 million related to hotels.

Stonehill  was also ranked as the 16th largest U.S. commercial real estate retail lender by MBA, having deployed $163 million in 2022.  

"Our performance is a testament to our commitment to understanding our sponsors' business plans and accomplishing the transactions by having stable capital despite market turbulence,” said Mat Crosswy, Stonehill's president and managing principal.

Last year, Stonehill expanded its commercial lending business to originate and make investments across all real estate sectors by forming Stonehill CRE. This CRE group focuses on heavy transitional assets and sectors of the credit market that are traditionally undersupplied.
